Flat (low-slope) roofs need a different system than your house — water can't shed off a flat plane the way it does off a steep pitch, so the membrane has to be watertight on its own. We install TPO, modified bitumen, and built-up systems on additions, patios, and small commercial buildings.
Flat roofs can often be patched and re-coated — silicone or acrylic coatings can extend the life of a sound membrane by 10+ years at a fraction of replacement cost. If the membrane is splitting, water is ponding in low spots, or the insulation underneath is wet, replacement is the better long-term move.
A "flat" roof isn't really flat — it has a slight slope to drains or scuppers. We grade insulation to slope and make sure water moves to where it's supposed to go. Bad slope = ponding = leaks down the road.
