You call your carrier, open a claim, and they assign an adjuster. We meet that adjuster on the roof — that's the part most homeowners don't realize they can have a contractor there for. We point out damage they might miss, document everything with photos, and make sure the Xactimate scope includes the line items that are actually needed.
The carrier writes you a settlement letter showing RCV (replacement cost value), ACV (actual cash value), recoverable depreciation, and your deductible. We work to the RCV and bill the recoverable depreciation back to the carrier once work is complete.
You owe your deductible. Texas Insurance Code §707.002 says so, and it's a felony for a contractor to offer to absorb it (the "free roof" pitch). Any roofer who tells you they'll eat your deductible is breaking the law and putting you at risk of insurance fraud charges. We don't operate that way.
What we do is give you a fair price, document the work honestly, and make sure your carrier pays everything they owe.
RCV is what it costs to replace your roof today. ACV is RCV minus depreciation (the value lost to age and wear). Carriers pay ACV up front and hold back the recoverable depreciation until work is complete and you submit proof. Once we finish and invoice, the depreciation gets released to you.
